Market data indicates “flat rent” and vacancy, but this submarket seems to be divided into two eras of product with wide ranging rents and vacancy.  This suggests that submarket wide data being reported could be providing a skewed perspective for establishing market based assumptions for new product.  Relative to demand, it is estimated that between 2010-2030 Huntersville will add 44,282 more people – an 84% change from present.  This will be the largest increase in this submarket and MSA with little product planned to come online over the next five years.
